Our aim is to provide a personal and professional service enabling the client to obtain full satisfaction throughout the project.

We have been established in the Banbury/Bicester/Buckingham area since 1973 undertaking projects in the Midlands and South of England.

The general ethos of the practice has been to design well constructed buildings using local materials and contractors. Care and consideration is given to the maintenance and energy efficient running of buildings using modern technology.

Our Work.

 

What We Offer.

To discuss your initial requirements it is generally necessary to visit the property, assess the project and agree a fee scale. This should not incur a fee provided it does not take more than two hours. After this the standard hourly rate would be charged.

It will be necessary to discuss whether CDM (Constructions Design & Management) Regulations apply and appoint a planning supervisor. This generally applies to commercial and larger private projects.

The next stage would be to:

Carry out a survey and provide a sketch scheme.

Drawings & Approval

Drawings & Approval

Provide drawings and obtain Planning Approval and Listed Building Consent where relevant.

  • We can obtain a bat survey where this is required for Planning.
  • Where requested we can obtain an archaeological report.

It may be necessary to negotiate a Party Wall Award with adjoining neighbours where there are alterations to buildings near the boundary.

Detailed Drawings

Provide detailed drawings and specifications sufficient to obtain a price from our quantity surveyor.

Provide details and obtain Building Regulation approval.

  • Appoint a building inspector
  • Appoint structural engineer as required
  • Obtain insulation calculations where necessary

Project Management

  • Provide general supervision on site
  • Issue instructions with copies to the client
  • Issue certificates for regular payments to the builders
  • Make final inspection following snagging list
  • Obtain completion certificate

Our Fees.

Initially our fees are based on a standard hourly rate. This applies to stages 1, 2, 3 and 4. Stages 5 to 8 are calculated on an agreed percentage of the overall building cost. The fees do not include any Local Authority charges, specialist’s fees, travel and printing costs. We do have professional indemnity insurance.
